New Topgolf coming to Jersey Shore town in high traffic area

In Neptune Township, a QuickChek convenience store and petrol station, as well as a Topgolf entertainment complex, are being planned by a Monmouth County developer.

According to records presented to the township planning board, the property will be situated on a site along Route 66 that was formerly occupied by the Asbury Park Press.

The site is only a short distance from the Garden State Parkway and ten minutes from Asbury Park, a lively region that gets very crowded in the summer as people try to get to the beach, the nearby Jersey Shore Outlets, and WalMart.

According to the filed documents, 3601 Route 66 LLC intends to divide the 21.5-acre property into five distinct lots and build a 5,670-square-foot QuickChek on 2.5 acres and a 25,500-square-foot TopGolf on 11.2 acres.

Additionally, plans include a 2,335-square-foot fast-food restaurant, an 8,000-square-foot restaurant, and an 18,360-square-foot hotel with 100 rooms.

The planning board unanimously approved the preliminary and final site plans for Topgolf and QuickChek, while also approving the preliminary plans for the other three projects, according to APP.com.

On Wednesday morning, the names of the other companies that would be constructing on the property were not immediately available.

The application satisfied all submission requirements for major subdivision and site plan review, according to a March 12 completeness memo from Planning Board Engineer Peter R. Avakian.

As part of larger redevelopment initiatives in Neptune Township, the long-vacant land would be transformed into a mixed-use destination that combines shopping and entertainment when finished.

According to the application, QuickChek would be situated on the driveway leading to Route 66, while Topgolf would occupy slightly more than half of the property.

The national entertainment business Topgolf is well-known for its state-of-the-art driving ranges, where patrons may enjoy food, beverages, and music while hitting microchipped golf balls at targets.

Both serious golfers and casual tourists are drawn to the locations, which usually have full-service bars, lounge spaces, and climate-controlled hitting bays.

Made-to-order meals, drinks, groceries, and gasoline are all available at QuickChekis, a convenience store and fuel merchant located in New Jersey.

Neptune is almost completely built out, with only a few open lots remaining for new construction, according to the township’s Master Plans and Reexamination Reports.

Both the 2011 Master Plan and the 2009 Reexamination Report stress the need of maintaining open space and strengthening ties between already-existing green spaces.

According to the studies, future development in Neptune is anticipated to concentrate on repurposing underutilized sites, renovating existing properties, and restoring buildings due to the scarcity of available land.
