Property tax benefits are on the way, state says. How much will you get?

property tax payments are going out this week, the Treasury Department said Wednesday.

This is only the first round of payments, the state said. More will be processed each week.

The application process for the benefit has changed. There is now one application —

PAS-1

— for eligible seniors and disabled residents to receive all their property tax benefits, which include

Senior Freeze, ANCHOR and the new Stay NJ benefit.

“With the implementation of the PAS-1 application, New Jersey seniors now have an easier way to apply for all three property tax relief programs,” State Treasurer Elizabeth Maher Muoio said. “Our hope is that the new streamlined process will help to increase the number of eligible seniors receiving the benefits they deserve.”

ANCHOR applications for renters and non-senior homeowners have not yet been released.

The amount of Senior Freeze received by a homeowner depends on how long they’ve been in the program and how much their property tax bills have gone up over time. This year has new income cutoffs: Total annual income must have been $168,268 or less in 2024 and $163,050 or less in 2023.

The Senior Freeze and the ANCHOR benefit will be added together to determine if you would receive an extra payment under the Stay NJ name. In all, eligible homeowners will receive up to 50% of their property tax costs, capped at $6,500.

The ANCHOR benefit amount will be $1,750 for senior citizens who earn $150,000 or less and $1,250 for those who earn between $150,001 and $250,000. You must have lived in your home on Oct. 1, 2024 to be eligible.

Add that together with the Senior Freeze. If the amount is less than 50% of your property tax bill, capped at $6,500, you would receive another payment under the Stay NJ name.

If your Senior Freeze benefit is high because you’ve been in the program a long time, putting you past 50% of property taxes at the $6,500 cap when added to ANCHOR, you won’t receive less. You just won’t get an extra payment under Stay NJ.

The combined application deadline is Oct. 31, 2025.

Homeowners will receive letters in “late 2025″ explaining how the benefits were calculated, the agency said.
